Signs your roof needs a repair
- A stain on a ceiling or the top of a wall, or paint bubbling near the ceiling line.
- Daylight or damp wood visible in the attic.
- Missing, cracked or slipped tiles; shingles that are lifted, creased or bare of granules.
- Rusted, loose or open flashing at chimneys, skylights, vents and where the roof meets a wall.
- Gutters full of shingle granules, or water spilling over the gutter instead of into it.
- On a flat section, water still standing two days after rain.
One sign on its own usually means a repair. Several at once, across different parts of the roof, is the point to ask whether a repair is still the right call.
Where roofs leak, by roof type
Water rarely comes in where the stain is. It enters at a weak point, runs along the underlayment or a rafter, and drips somewhere else. A lasting roof repair starts from the entry point, and that depends on what the roof is made of.

Tile roofs deserve a special note because they are common across Santa Barbara and Ventura counties. The tile sheds most of the water, but the underlayment beneath it is what keeps the house dry, and it wears out long before the tile does. Repair or replace: a practical test
California’s building code defines a roof repair as renewing part of an existing roof to correct damage, and a roof replacement as removing the covering, repairing damaged substrate and installing a new covering. In practice, the choice comes down to three questions:
- Is the damage in one place or everywhere? A single leak on an otherwise sound roof is a repair. Wear across every slope is a replacement coming.
- Is the deck dry and solid? Soft or rotten decking under a leak has to be replaced, and if it is widespread the covering has to come off anyway.
- Are you paying for the same repair twice? When leaks keep returning in new places, repairs have stopped being the cheaper option.

What local weather does to roofs here
In Santa Barbara and along the Ventura County coast, long dry months are followed by winter storms that can bring a lot of rain in a short time. Debris that collects in valleys and gutters during the dry season becomes a dam in the first storm, and that is when many leaks show up. Near the ocean, salt air also works on nails, flashing and metal trim sooner than inland. Inland, in places like Ojai, Santa Paula and Thousand Oaks, strong sun and heat age shingles and sealants faster.

Can you repair a roof in the rain?
A permanent repair needs a dry roof. During a storm the goal is to stop water from getting in with a temporary measure; the permanent repair follows when the roof is dry.
Can I replace just a few tiles or shingles?
Yes, if the underlayment beneath them is sound and matching material can be found. If the underlayment has failed, replacing the surface alone will not stop the leak.
Will my homeowner’s insurance pay for a roof repair?
Insurance generally responds to sudden damage, such as a storm or a falling limb, not to wear and age. Photograph the damage before anything is moved and write down when it appeared; your insurer will ask for both.
