**Roofing installation durability depends less on the brand of shingle, tile or metal than on the details under and around it: a sound, well-fastened deck, the right underlayment, complete flashing, balanced ventilation, fastening to the manufacturer’s pattern, and a covering matched to the site’s heat, wind, salt air and fire zone.** The California Building Code says roof coverings must be installed to the code and the manufacturer’s approved instructions, and most of what makes a roof last is in those instructions. For an installation built to last, call NEMA Roofing at [866-631-3366](tel:866-631-3366).

## Which installation details decide how long a roof lasts?

| Detail | What durable work looks like | What cuts a roof’s life short |
| --- | --- | --- |
| Deck | Damaged sheathing replaced; deck fastened tight | Covering laid over soft or delaminated boards |
| Underlayment | The product the roof system specifies, lapped correctly, extra membrane in valleys and at penetrations | Mismatched or torn underlayment left exposed during the job |
| Flashing | New step flashing at walls, counterflashing at chimneys, new pipe boots, metal valleys where specified | Old rusted flashing reused, joints held by sealant alone |
| Fastening | Nail count, placement and type to the manufacturer’s pattern (the high-wind pattern where it applies) | Nails too high, too few or overdriven, so tabs lift in wind |
| Ventilation | Balanced intake at the eaves and exhaust near the ridge | Blocked soffits or no exhaust, trapping heat and moisture under the deck |
| Edges | Drip edge at eaves and rakes, starter course sealed | No drip edge, water wicking into fascia |

## Why do manufacturer instructions matter so much?

Each roofing system is tested as an assembly: covering, underlayment, starter, ridge and fasteners together. Installing to the instructions is what the code requires, and it is also what manufacturer system warranties depend on. As a GAF Master Elite contractor, NEMA can register every GAF enhanced warranty, including the Golden Pledge Limited Warranty, the GAF warranty that adds GAF-backed coverage for installation workmanship. As an Owens Corning Preferred Contractor, NEMA can register the Owens Corning Preferred Protection warranty, which includes workmanship coverage.

## How does the local climate change a durable installation?

- **Heat and sun inland.** In climate zone 9 valleys, a steep-slope reroof over half the roof needs rated cool-roof values unless an exception applies; attic ventilation and insulation carry equal weight in keeping heat off the roof and out of the house.
- **Salt air on the coast.** Metal flashing, fasteners and panels corrode faster near the ocean; choose metals and coatings suited to salt exposure and keep dissimilar metals apart.
- **Wind.** Coastal and canyon gusts lift poorly fastened edges; the high-wind fastening pattern and sealed starter strips keep shingles down.
- **Fire zones.** Where the 2025 California Wildland-Urban Interface Code applies, a roof covering that is replaced, or has 50 percent or more replaced within 12 months, must meet the Class A rating required for new construction.
- **Low slopes.** Membrane roofs need at least 1/4 unit of slope in 12 and working drains; slope built into the insulation keeps water from standing.

## How can you check an installation’s quality?

1. Ask for the written scope: product line, underlayment, flashing and ventilation, not just “new roof.”
2. Look at the eaves for drip edge and a straight starter course.
3. Check walls and chimneys for new metal flashing, not caulk lines.
4. Confirm the permit’s final inspection and the warranty registration.
5. Schedule a yearly inspection so small items are fixed before they become leaks.
