**Sagging roof repair has two jobs: stop the water now, then restore the strength the roof has lost by fixing what is under the covering (wet or rotted sheathing, cracked or overloaded rafters, framing that has spread).** Where the sag sits tells you which part failed, and the fix is framing and deck work, not a new layer on top. Stay off a sagging roof and call NEMA Roofing at [866-631-3366](tel:866-631-3366) for an inspection.

## What a sag tells you about the cause

Stand back from the house, look along each roof line, and note where the dip is. Each pattern points at a different part of the structure:

| What you see | Likely cause | What the repair usually involves |
| --- | --- | --- |
| Small dips between rafters, a wavy look across a slope | Sheathing softened by moisture, or panels too thin for the span | Tear off the covering in that area and replace the sheathing |
| One long dip partway down a slope | A cracked, notched or undersized rafter | Shore it, then reinforce or replace the rafter |
| Ridge line dipping in the middle, walls pushed out at the top | Rafters spreading because ties at the ceiling level are missing, cut or loose | Framing repair to tie the rafters together again, often with an engineer’s design |
| Drooping edge at the eaves | Rafter tails and fascia rotted by gutter overflow or a failed drip edge | Replace the rotted wood and the edge metal, fix the gutter |
| Sag across a whole section after a reroof | Weight: an extra layer, or heavier material than the framing was built for | Structural review; remove layers or reinforce before a new covering |

## What to check from inside the attic

The attic shows what the roof line only hints at. With a flashlight, and stepping only on framing:

- Dark stains, soft spots or delaminating layers on the underside of the roof boards.
- Cracks, splits or notches cut into rafters, and rafters that bow down between their supports.
- Rusted nails and wet or compressed insulation below a stain, signs that water has been getting in for a while.
- Daylight through the boards.
- Missing, cut or pulled-loose ties between rafters and ceiling joists, often after an old remodel or a new attic opening.

Photograph what you find; it helps the inspector and any engineer who looks at it later.

## Stopping the leak fast without making it worse

A sag collects water, and water in a dip finds every weak seam, so leaks near a sag get worse with each rain. The first step is a temporary dry-in: a tarp or temporary cover fastened so it sheds water off the roof, not into the low spot. Inside, move belongings, catch drips and, if a ceiling bulges with water, keep people out from under it.

A temporary cover buys time; it does not add strength. Wet wood keeps losing it, so the permanent repair should follow as soon as the weather allows. For what to do in the first hours of a leak, see [emergency roof repair](https://nemaroofing.com/our-services/roof-emergency-repairs/).

## How strength is restored

1. **Shore the area.** Temporary posts or braces take the load off the damaged members before anything is removed.
2. **Open the roof.** The covering and underlayment come off over the damaged section so the deck and framing can be seen from above.
3. **Repair the framing.** A cracked or bowed rafter is reinforced with a new member fastened alongside it (sistering) or replaced; missing ties are put back so the rafters cannot spread.
4. **Replace the deck.** Soft or rotted sheathing is cut out back to sound wood and new sheathing is fastened to the framing.
5. **Rebuild the covering.** New underlayment laps under the surrounding roof, flashing is renewed where it was disturbed, and the covering is matched to the rest of the roof.
6. **Remove the shoring** once the framing carries the load and the line is straight.

When a sag has pulled the whole roof out of shape, or the wood is wet across many sections, the conversation shifts to replacement; see [partial vs full roof replacement](https://nemaroofing.com/roof-repair-near-me/roofing-repair-near-me-vs-full-roof-replacement/).

## Permits and weight: why structural repairs are different

Most cities treat work that reaches the structure differently from a shingle swap. A few examples from the public rules:

- The City of Oxnard requires a reroof permit for any repair that goes past the roof covering into the underlayment or structural elements, whatever its size.
- The City of Carpinteria exempts only small coating patches; work that reaches the covering, underlayment or structure needs a permit.
- For unincorporated Riverside County, the county’s reroof permit form says a job does not go by mail, and needs roof framing plans, when heavy tile is proposed to replace a lightweight covering or the truss system is altered.
- In Woodland Hills, Tarzana and the rest of the City of Los Angeles, the LADBS Express Permit for reroofing (no plan check) covers Class A or B coverings under 6 pounds per square foot over solid sheathing; heavier coverings fall outside it.

Weight is the thread through all of these. A roof that sags under its current covering should not get a heavier one, or another layer, until the framing has been checked. The rules differ by city and county, so the contractor should confirm them for your address before work starts.

## Signs that cannot wait

- A sag that is new or visibly deeper after a storm.
- Cracking sounds, doors or windows near the sag that suddenly stick, or new cracks in the ceiling below.
- A ceiling that bulges or holds water.
- Framing in the attic that is split through.

Any of these means keep people out of the area below and call for an inspection the same day you notice it.
