The main types of roof repair are shingle replacement, tile repair, flashing repair, pipe boot and vent repair, flat roof membrane and seam repair, metal roof fastener and seam repair, ridge and hip cap repair, and roof deck replacement, plus temporary covers when a roof is open. Each fixes a different failure, and a good repair service names which one your roof needs. To have yours diagnosed, call NEMA Roofing at [866-631-3366](tel:866-631-3366).

## Roof repair types at a glance

| Repair | What you might notice | What the repair involves |
| --- | --- | --- |
| Shingle replacement | Missing, torn, curled or cracked shingles; tabs in the yard | Remove damaged shingles, slide in matching ones, nail at the manufacturer’s line, reseal tabs where allowed |
| Tile repair | Cracked, slipped or broken clay or concrete tiles | Replace tiles with ones that interlock and seat correctly; check and repair the underlayment beneath |
| Flashing repair | Stains near chimneys, walls, skylights or valleys; lifted or rusted metal | Remove the covering around the detail, replace or re-layer the flashing, integrate it with the underlayment |
| Pipe boot and vent repair | A stain directly below a plumbing vent; cracked rubber collars | Replace the boot or vent flashing and the covering around it |
| Flat roof membrane and seam repair | Blisters, splits, open seams, standing water | Cut out damaged membrane, patch or weld with compatible material, clear or correct drainage |
| Metal roof repair | Loose or backed-out screws, worn washers, open seams, rust | Replace fasteners and washers, reseal or refasten seams and trim, treat or replace damaged panels |
| Ridge and hip caps | Cracked or missing cap pieces along the top and corners | Rebuild caps at the correct exposure, with fasteners or bedding suited to the roof type |
| Roof deck replacement | Soft spots, sagging, dark or rotten wood seen from the attic | Open the roof, cut out and replace the damaged sheathing, rebuild the layers above |

## Shingle repairs

Asphalt shingles fail one at a time from wind, impact or age. A repair replaces the damaged shingles and any whose seal has let go around them, using the closest match in color and profile. If shingles are brittle and shedding granules across the whole roof, repairs will keep chasing new damage, and replacement is the more honest answer.

## Tile repairs

Clay and concrete tiles rarely wear out, but they break under impact and foot traffic; the Tile Roofing Industry Alliance notes that most manufacturers do not warrant breakage from walking on the roof. It advises replacing broken tiles as soon as possible, because the underlayment beneath takes the water and the sun once a tile is gone. A replacement tile has to interlock and seat with the tiles around it, and when a profile is no longer made, the options are salvage tiles, tiles moved from a less visible roof plane, or custom-made pieces. Our [tile roofing service](https://nemaroofing.com/our-services/tile-roofing/) covers tile repair and replacement.

## Flashing, pipe boot and vent repairs

Many leaks start not in the field of the roof but at the metal and rubber pieces that seal the joints: step and counterflashing at walls, chimney flashing, skylight kits, valley metal and the collars around plumbing vents. The repair is to open the roof around the detail, replace what has failed and rebuild the layers in the right order. Sealant smeared over an old flashing is a stopgap that usually fails at the next hot summer or heavy rain.

## Flat and low-slope roof repairs

Flat roofs leak at seams, at flashings around curbs and parapets, and where water stands. Repairs match the system: heat-welded patches on TPO and PVC, reinforced plies on modified bitumen, and opened and rebuilt plies on built-up roofs, with drains cleared so water leaves the roof. See our [flat roofing service](https://nemaroofing.com/our-services/flat-roofing/) for membranes and drainage.

## Metal roof repairs

On exposed-fastener panels, the rubber washers under the screws age and screws back out as the metal expands and contracts, so replacing fasteners is a frequent metal roof repair. Standing seam roofs need attention at seams, trim and penetrations. Scratches and cut edges are treated before rust spreads. Our [metal roofing service](https://nemaroofing.com/our-services/metal-roofing/) handles both panel types.

## Deck repairs and temporary covers

When water has been getting in for a while, the plywood or boards under the roof soften. Deck repair means opening the roof, replacing the rotten sheathing and rebuilding underlayment and covering. When a storm or a fallen branch leaves an opening, a temporary tarp or cover keeps water out until the permanent repair; our [emergency roof repair service](https://nemaroofing.com/our-services/roof-emergency-repairs/) handles those calls.

## Which repair does your roof need?

Stains and damage rarely point straight at the cause, so the first service is always an inspection of the surface, the details and the attic, with photos. The estimate should name the repair type from the list above, the location and the materials. If several types of repair are needed across an aging roof, it is time to compare the total with a replacement before paying for piecemeal fixes.
