A comprehensive roof inspection checks the whole roof system, not just the surface: the covering, every flashing and roof opening, the drainage, the deck and framing, and the attic or ceiling space below, then records the findings in photos and a written report. It applies to homes and businesses alike, and it is the inspection to ask for when you need to know what the roof really needs. Call NEMA Roofing at [866-631-3366](tel:866-631-3366) to book one.

## What does “comprehensive” add to a quick roof check?

Roof inspections vary a lot in depth, and the word “inspection” alone does not tell you which one you are getting.

| Type of check | What it covers | What it leaves out |
| --- | --- | --- |
| Look from the ground or a ladder | Obvious missing pieces, gutters, the roof line | Flashing details, the deck, the attic, anything on the far slopes |
| Photo or drone survey | The visible surface of every slope | What sits under the covering and inside the house |
| Leak call | The one area where water is coming in | The rest of the roof, which may have the next leak waiting |
| Comprehensive inspection | Surface, flashings and openings, drainage, structure, attic or interior, with a written report | Only what needs opening the roof or special testing, which the report should flag |

## What a comprehensive roof inspection covers, part by part

### Roof covering

Shingles checked for granule loss, cracking and lifted tabs; tiles for cracks, slipping and loose ridge pieces; metal for loose fasteners, rust and open seams; flat membranes for blisters, splits and open laps.

### Flashing and roof openings

Where most leaks start: chimneys, skylights, plumbing vents, exhaust fans, wall joints, valleys and the drip edge. Each one is checked for gaps, rust, lifted metal and seals that have hardened or cracked.

### Drainage

Gutters, downspouts and valleys on a sloped roof; drains, scuppers and low spots where water sits on a flat roof. Water that cannot leave the roof finds its way in.

### Deck and structure

Soft or spongy areas, sagging between rafters, rot at the eaves and at the base of walls, and signs of earlier patchwork that hides damage.

### Attic or interior

Stains on the roof boards and rafters, damp insulation, daylight through the deck, ventilation at the eaves and ridge, and ceiling stains in the rooms below.

### Storm and weather damage

After wind, hail or heavy rain, the inspection separates storm damage from ordinary aging and records it, which matters if you file an insurance claim.

## How is a comprehensive inspection different for a business?

The same parts get checked, but commercial roofs add their own list:

- Rooftop units, ducts and the curbs and supports they sit on.
- Roof drains, overflow drains and scuppers, including what is clogging them.
- Parapet walls, copings and the flashing where the roof meets them.
- Damage from foot traffic by service crews and other trades.
- Past repairs and maintenance records, so recurring problems are visible.

For low-slope buildings, our article on [what to expect during a commercial roof inspection](https://nemaroofing.com/commercial-roofing/commercial-roofing-inspection-expectations-in-santa-barbara-california/) goes into the tests and the report, and our [commercial roofing service](https://nemaroofing.com/our-services/commercial-roofing/) covers the repairs that follow.

## How should you prepare for the inspection?

1. Make the attic hatch or ceiling access easy to reach, and move stored items away from it.
2. Note every leak or stain you have seen, where it was and what the weather was doing.
3. Find any earlier inspection reports, repair invoices and roof warranty papers.
4. For a business, tell tenants or staff, and arrange access to the roof hatch and any locked equipment areas.
5. Keep pets indoors and vehicles clear of the areas around the house where ladders go up.

## How can you tell the inspection really was comprehensive?

Check the report. It should show photos of each slope and of each opening (chimney, skylight, vents), say whether the attic or interior was checked, describe the drainage, and rank what needs attention. If a part could not be reached, the report should say so. Our guide to [reading a roof inspection report](https://nemaroofing.com/roof-inspection/roof-inspection-services-that-spot-problems-early/) walks through each section, and the [roofing inspection checklist](https://nemaroofing.com/roof-inspection/roof-inspection-checklist-what-to/) covers what you can check yourself between visits.
