**A metal roof is worth it in Tarzana when you plan to keep the house for many years, when the home sits in or near the Very High Fire Hazard Severity Zone, when you have or plan solar, and when the roof has fairly simple planes.** It is a weaker investment if you are selling soon or the lowest upfront price decides everything. Tarzana’s long, hot summers also make a reflective, cool-rated roof worth more here than in a mild coastal town. For a written comparison of metal and other roofs for your house, call NEMA Roofing at [818-528-6412](tel:818-528-6412).

## What do you get for the higher upfront cost?

Metal costs more to install than asphalt shingles. What the extra buys:

- **Time before the next reroof.** A 2007 National Association of Home Builders study put asphalt shingle roofs at about 20 years. For metal, the U.S. Department of Defense roofing criteria (UFC 3-110-03) note that on aluminum-zinc coated steel the metal outlasts its paint, so a well-built metal roof usually ends its life with a faded finish, not a failed panel.
- **A noncombustible surface** that can be part of a Class A roof, which Tarzana’s fire zones require.
- **A cool-rated finish** that keeps the attic cooler and meets the energy code for a reroof.
- **Fewer reroofs under solar panels**, because the roof is more likely to outlast the solar equipment on it.

The honest way to judge it: compare the full cost of each roof, divided by the years you expect to stay, and add what each option means for solar and resale in your situation. ## How do Tarzana’s heat and fire zones change the math?

**Heat.** Summers here run long. The closest long-term NOAA weather station, at Pierce College in Woodland Hills roughly 2 km away, averages 97.4 F on August afternoons and logs some 115 days of 90 F or hotter each year, 35 of them reaching 100 F (1991 to 2020 normals). Because ZIP 91356 sits in climate zone 9, the state’s 2025 Title 24 energy code sets cool-roof minimums whenever more than half of a pitched roof is replaced: 0.20 aged reflectance with 0.75 emittance, or an SRI of 16, with a few exceptions. Any new roof has to meet this, so the question is which material meets it best; a factory-finished metal panel in a cool-rated color carries its rating on the product.

**Fire.** The city’s fire map puts a slice of ZIP 91356 in a Very High Fire Hazard Severity Zone, and for addresses in that slice the Los Angeles Department of Building and Safety (LADBS) accepts only a Class A roof covering. Metal over a wood deck reaches Class A as a tested assembly with the right underlayment. If your address is in the zone, a Class A roof is required whichever material you choose; metal is one of the ways to get there.

## Is metal a good fit for older Tarzana houses?

Roughly 78 percent of the homes in ZIP 91356 went up before 1980, and the Census puts the neighborhood’s median year built at 1973. Three points matter on a house that age:

- **Weight.** Metal panels are much lighter than clay or concrete tile, so switching from tile to metal takes load off older framing; switching from shingles adds little.
- **Deck condition.** Old sheathing is checked at tear-off and replaced where soft; budget for it as a unit price.
- **Attic insulation.** Adding ceiling insulation during the reroof cuts heat gain, and enough of it is one of the exceptions to the cool-roof rule.

## Does metal work on gable and low-slope roofs?

Gable roofs, with two simple planes, are the easiest and least wasteful shape to cover with metal panels; hips, valleys and dormers add cutting and flashing. Low-slope sections (common over additions, patios and some mid-century homes) need a standing seam system designed for low slopes, and the zone 9 bar for a low-slope residential reroof is far higher: 0.63 aged reflectance paired with 0.75 emittance (SRI 75 as the alternative), though added insulation can be traded against it. Only very light colors reach values that high, so ask for the aged rating of the exact color or the insulation trade-off before choosing a darker finish for a low-slope section.

## When is a metal roof not the best investment?

- You expect to sell within a few years and buyers in your price range are not paying extra for the roof type.
- The roof is cut up by many dormers, valleys and penetrations, which raises metal labor more than shingle labor.
- An HOA limits roof materials or colors.
- The current roof still has good years left; replacing a sound roof early wastes its remaining life.

## How do you judge value in a metal roofing estimate?

1. The panel metal, thickness, profile and paint system are named, with the color’s cool-roof rating.
2. Tear-off, underlayment (and the Class A listing if you are in the fire zone), trim, flashing and ventilation are listed separately.
3. Deck repair is priced per unit, not left open.
4. Solar removal and reinstall, or mounts for future solar, are included if they apply.
5. The paint and panel warranties from the maker are in writing, and the contractor is licensed; NEMA Roofing holds CSLB license #1083283.

We suggest weighing predictability as well as price: fewer reroofs and fewer surprises over the years you own the house are part of the return.
