**The benefits of metal roofing are a long service life, a noncombustible surface that can be part of a Class A fire-rated roof, light weight, reflective finishes that keep attics cooler, and a material that is recycled when the roof comes off.** The trade-offs are a higher upfront cost than asphalt shingles, installation that needs a crew trained on metal, and finishes and exposed screws that still need looking after. Below: each benefit with its limits, what drives the price, and how a metal roof goes on. To talk it through for your house, call NEMA Roofing at [866-631-3366](tel:866-631-3366).

## What are the benefits of metal roofing, and what are the catches?

| Benefit | What is true | The catch |
| --- | --- | --- |
| Long life | On aluminum-zinc coated steel, the U.S. Department of Defense roofing criteria (UFC 3-110-03) note that the metal outlasts its paint. For comparison, a 2007 National Association of Home Builders study put asphalt shingle roofs at about 20 years. | The paint fades and chalks first; screws, washers and sealant need checks along the way. |
| Fire resistance | Metal does not burn. Laid on a noncombustible deck, metal sheets or shingles count as Class A under California’s 2025 Wildland-Urban Interface Code with no fire test needed. | Over a wood deck, Class A comes from a tested assembly (panel, underlayment, deck), and gaps under the panels need bird stops to keep embers and leaves out. |
| Light weight | Metal panels weigh far less than clay or concrete tile, so they put little load on the framing. | A light roof still needs a sound deck; rotted sheathing found at tear-off is replaced before panels go on. |
| Cooler attic | The EPA lists metal shingles and tiles with reflective paint or granules among cool roof products; cool roofs reflect more sun and cut air-conditioning use. | The effect depends on the color’s rated reflectance. A dark, unrated finish does not deliver it, and California’s cool-roof rules apply to many reroofs. |
| Recyclable | The EPA names steel and other metals as valuable commodities to recycle from construction and demolition waste. | Recycling depends on local markets; ask how the old roof and the metal offcuts are handled. |
| Style range | Standing seam, ribbed panels and stone-coated steel shaped like shingles, shake or tile, in many colors. | Wide flat panels can show waviness (oil canning); textured or heavier panels reduce it. |

Rain noise is the question most people ask next. On a house, panels sit on a solid deck with underlayment and an insulated attic below, which muffles rain; the loud “tin roof” sound comes from metal over open framing, as on a barn.

## What drives the cost of a metal roof?

NEMA Roofing does not publish prices, because an installed metal roof is priced from each roof’s measurements and the metal market moves. These items separate one estimate from another:

- **Metal:** coated steel is the usual choice; aluminum costs more (the UFC suggests it for some salt-spray settings); copper and zinc are specialty metals.
- **Profile:** standing seam with concealed clips takes more labor and trim than ribbed panels screwed through the face.
- **Thickness and finish:** heavier gauges and higher-grade paint systems cost more.
- **Roof size and shape:** priced by the square (100 square feet); hips, valleys, dormers and skylights add cutting and flashing.
- **Tear-off and deck:** removing old layers or heavy tile, and replacing damaged sheathing.
- **Local rules:** a rated cool color, a Class A listing in fire hazard zones, and the permit.
- **Solar:** removing and resetting panels, or mounts for a future system.

## How is a metal roof installed?

1. **Inspection and measurements:** roof size, slope, deck condition, attic ventilation and every penetration.
2. **Permit:** pulled from the city or county building department before work starts.
3. **Tear-off and deck repair:** old roofing removed, soft or rotted sheathing replaced.
4. **Underlayment:** a high-temperature underlayment rated for metal, plus a Class A assembly layer where the fire zone requires it.
5. **Edge trim:** drip edge and eave trim first, with closures that block debris and pests.
6. **Panels:** standing seam panels held by clips that let them slide as they heat and cool; ribbed panels screwed at set spacing with sealing washers.
7. **Flashing:** pipes, vents, skylights, chimneys and walls flashed so the panels can still move.
8. **Ridge and final check:** ridge cap, vent closures, cleanup of metal shavings (they rust on the finish), and the building inspection.

## Is a metal roof the right choice for your home?

- **Good fit:** you plan to stay long enough to benefit from a long-lived roof, your home is in or near a fire hazard zone, you want a cool-rated finish, or you are adding solar and want a roof that will outlast the panels.
- **Think it through:** your budget is set by the lowest upfront cost, your roof has many small planes and penetrations, or you live right on the coast (ask about aluminum or a coastal-grade finish).
- **Check first:** any homeowners association or design review rules on roof material and color.
